If you have been flat-hunting in Medavakkam and kept hearing "go a little further toward Sholinganallur, the stock is newer there," you have already brushed against this belt. Perumbakkam, Sithalapakkam and Gowrivakkam sit just east and north-east of Medavakkam, in the band of land that fills the gap between the older Velachery-Medavakkam cluster and the OMR IT corridor around Sholinganallur.

For a particular kind of buyer, mostly IT employees and young families, this belt has become the practical answer to a real problem. Medavakkam itself has matured and tightened on both price and supply. The pockets beyond it offer newer gated stock, larger projects and a shorter run to the OMR offices, often at a per sq ft rate that still feels reasonable in 2026.

Why this belt filled in

Three forces did most of the work. The first was overflow. As Velachery and then Medavakkam built out and prices climbed, buyers and developers pushed east into cheaper land. Perumbakkam and Sithalapakkam were paddy and tank-fed low land within living memory, which is exactly why large parcels sat available for big projects.

The second force was the Sholinganallur IT cluster. The offices along OMR around Sholinganallur, Navalur and Siruseri pull tens of thousands of commuters daily. Living in Perumbakkam puts you roughly 6 to 9 km from the Sholinganallur signal, closer than most of Medavakkam and far cheaper than the OMR frontage itself.

The third was scale. Perumbakkam in particular saw very large gated development, a mix of private builder communities and the well-known Tamil Nadu housing board and slum clearance board blocks. That concentration of supply is unusual for south Chennai, and it shapes the whole character of the area.

Connectivity and the daily commute reality

The belt hangs off three roads that matter. The Medavakkam to Sholinganallur road is the main artery linking you to OMR. The 200 Feet Pallikaranai Radial Road connects the belt across to Pallikaranai and Velachery on one side and toward OMR on the other. And OMR itself is your gateway to the wider IT corridor and to the airport route via the inner ring.

Now the honest part. On paper the distances look short. In practice, peak-hour traffic on the Medavakkam-Sholinganallur stretch and at the Perumbakkam and Sholinganallur junctions can turn a 7 km hop into 35 to 45 minutes. The road has improved over the years, but it carries heavy two-wheeler and bus load, and monsoon water on the low stretches slows everything further.

  • To Sholinganallur (OMR offices): typically 25 to 45 minutes by car in peak traffic, quicker by two-wheeler
  • To Velachery: via the 200 Feet Radial, usually 25 to 40 minutes depending on the junction crawl
  • To the airport: via GST or the radial and inner ring, plan for an hour-plus in traffic
  • Public transport: MTC buses run the corridor, but most working residents here rely on two-wheelers, cabs and office shuttles

Who actually buys in this belt

The buyer profile is fairly clear. The largest group is IT employees working on OMR who want newer, amenity-rich gated stock, and who are willing to trade a slightly rougher neighbourhood for a shorter commute and a lower price than OMR frontage. Many are first-time buyers in their late twenties and thirties using a home loan.

The second group is families upgrading from older 2 BHKs in Velachery, Madipakkam or Adambakkam who want a clubhouse, security, a play area and covered parking that older buildings simply do not have. The three pockets, and how they differ

Perumbakkam

This is the heavyweight. Perumbakkam is defined by large gated communities and the big housing-board blocks. You get the widest range of project sizes here, from premium private communities with full clubhouses down to denser housing-board towers. The trade-off is density. In the peak development zones the area can feel crowded, and infrastructure has been catching up to the population rather than leading it.

Sithalapakkam

More mixed and more mid-budget. Sithalapakkam blends gated projects with independent houses and smaller builder apartments, so it reads less like a single master-planned zone and more like an organic residential area. Prices tend to sit a notch below the premium Perumbakkam communities. It is a sensible pick for buyers who want gated security without the scale and density of the biggest Perumbakkam projects.

Gowrivakkam

Closer to Medavakkam in character, and the most established of the three. Gowrivakkam is largely mid-budget, with a mature mix of independent houses and apartments and slightly better day-to-day infrastructure thanks to its age. Realistic 2026 price bands

Treat these as broad, hedged ranges for guidance, not quotes. Actual rates swing hard with the specific project, the builder's reputation, the floor, the age and how complete the surrounding infrastructure is. As of 2026, ready gated stock in this belt typically runs in the range of roughly 6,000 to 8,500 per sq ft, with premium branded communities and newer launches pushing higher, and older or housing-board resale sitting lower.

  • 2 BHK (around 850 to 1,100 sq ft): broadly in the 55 to 85 lakh range across the three pockets, with Perumbakkam premium gated stock at the upper end
  • 3 BHK (around 1,150 to 1,500 sq ft): broadly 80 lakh to 1.3 crore, again with branded Perumbakkam communities topping the band
  • Sithalapakkam and Gowrivakkam typically price a step below comparable Perumbakkam gated projects
  • Housing-board resale can be meaningfully cheaper, but verify title, the official transfer process and any resale lock-in conditions before you treat that discount as real

What you must verify before buying here

This belt is newer and lower-lying than the older south Chennai areas, so the diligence list runs longer than usual. Do not skip these.

Water and tanker dependence

Many newer pockets here are not on full Metro Water supply and lean on borewells plus tanker deliveries. Ask the exact source, the per-flat water charge, and what the community spends on tankers in summer. In a dry March, tanker dependence quietly becomes one of your biggest monthly costs.

Low-lying land and drainage

Perumbakkam and Sithalapakkam grew on tank-fed, low land. Several stretches held water badly in past heavy monsoons. Check the plinth level, the road level outside the gate, and how the storm-water drains actually behave. Talk to residents who lived through the last two monsoons, not just the sales team. Road and drainage maturity

Inside a glossy gated community everything looks finished. Step outside and the approach roads, footpaths and drains may still be works in progress. Drive the last kilometre to the gate yourself and judge whether it floods, whether it is lit, and whether it is wide enough for the traffic it now carries.

Approvals, title and housing-board transfers

Confirm CMDA or DTCP approval for the layout and building plan, and check the encumbrance certificate and patta-chitta before you part with any money. Housing-board units deserve extra care. The official transfer process, any allotment lock-in and the seller's clear title all need verification, and a resale routed only through a power of attorney rather than a registered sale deed can leave you with a weak title. If your office is on OMR around Sholinganallur, if you want newer gated stock with real amenities, and if you can live with peak-hour traffic and an area where infrastructure is still maturing, Perumbakkam, Sithalapakkam and Gowrivakkam make a strong case in 2026. If you prioritise mature roads, settled drainage and full Metro Water from day one, you may prefer to pay more for an older, established address closer to Velachery or central Medavakkam.
