The three look superficially similar on a listing portal. They are all in South Chennai. They all have IT corridor connectivity. They all attract families and working professionals. Velachery is the only one of the three with direct metro access. The Velachery metro station puts the central CBD, Guindy, Saidapet, and Nandanam within easy reach without a car. For OMR commutes, the Bypass route to Sholinganallur runs 25 to 40 minutes during peak hours.

Medavakkam has no direct metro station yet, but the upcoming Phase 2 extension will bring stations closer over the next few years. Currently, residents either drive to the Velachery metro or take an auto to one of the closer stations. For OMR commutes, the access via the Pallavaram Thoraipakkam Radial Road is efficient. The morning drive to Sholinganallur takes 20 to 35 minutes.

Nanganallur has the strongest multi-modal connectivity of the three. Guindy railway station, the Alandur metro interchange, and the Inner Ring Road are all within 10 minutes. The airport is roughly 15 minutes away, which is genuinely fast for South Chennai. For OMR commutes, however, the position is less ideal. The 25 to 40 minute drive to Sholinganallur runs through Velachery first.

School Access

Schools tend to be the deciding factor for families with children entering their primary years. Each of the three localities has a distinct school ecosystem.

Velachery has strong CBSE and matriculation options within 10 minutes, including PSBB KK Nagar, Maharishi Vidya Mandir, and DAV Public School Adyar within easy reach.

Medavakkam has PSBB Millennium School and DAV Public School with accessible campuses. The school catchment expands when you include the broader Tambaram belt, which adds several well-regarded options within a 15 to 20 minute drive.

Nanganallur has DAV Public School within walking distance of most residential pockets, along with Vidya Mandir Senior Secondary School and several well-regarded matriculation institutions. The school access here is among the best in South Chennai.

Healthcare and Daily Essentials

Velachery residents typically access Vijaya Hospital in Vadapalani, Apollo Hospital Vanagaram, and Hindu Mission Hospital for routine and specialist needs.

Medavakkam residents lean on Gleneagles Global Hospital in Perumbakkam, Chettinad Health City near Kelambakkam, and the local diagnostic and general practitioner network for daily needs.

Nanganallur sits close to the Guindy and Saidapet healthcare belt, with MIOT International, Apollo Hospitals, and Sri Ramachandra Medical Centre all within 15 to 25 minutes by road. This is the best specialist access of the three.

Rental Yields and Investment Math

The three localities deliver materially different rental dynamics.

Velachery currently runs gross rental yields of 3.8 to 4.5 percent, with a slight premium for units close to the metro. Tenant demand is consistent and vacancy periods are short.

Medavakkam delivers 3.5 to 4.5 percent gross yield with tenant demand driven primarily by OMR-based IT professionals. Vacancy is two to four weeks for well-priced units.
